The Aluminium Bi-Fold system in Ladbroke Grove W10 is misaligned due to slight movement in the building. As a result the top of the frame is warping.
Due to movement in the structure, there are many issues with this Aluminium Bi-Fold system. On a functioning door set there should be a concertina movement. However these doors are unable to due to the pressure on the middle section of the top guiding track.
The doors are not locking correctly due to misalignment. In addition the far right door is stuck in the locked position. This is due to the gearing shoot bolts being damaged. The gearing will need replacing.
The first course of bricks on the RSJ will need removed to allow the lintel to be repositioned. This will enable more space which will result in the frame being able to be corrected.
It will be necessary to replace the roller carriage and realign the whole system.

Repairs made to this 3 leaf bifold door system, constructed of aluminum.
This is standard setup for London homes, comprising 3 leaves, which fold back on themselves. Hinged to one side wall and concertinaing, whilst sliding on a rolling carriage with 4 high load wheels. These wheels can be steel, or nylon, with ball bearings which reduce the friction on rotation.
The main door to the bifold system was dragging along the track and not opening. The folding section did not slide properly.
Doors like this can develop problems with the Rolling Mechanism, Tracks, handles, locks or general folding and alignment issues. We suggest regular maintenance of the doors to ensure trouble free operation of the system.
The repair of the bifold doors consisted of several issues that needed to be resolved. Firstly, they were not parallel to the frame. This has occurred due to the roller carriage becoming defective.
Correct function was restored to the apparatus by renewing the roller carriage unit, installed between the master door and the center door. The existing roller carriage had moved from its correct position on the frame, causing premature wear. In addition, the hinges to the master door, were re-installed, with the correct shims.
The ultimate aim of this job will be to ensure that all doors are realigned to correct the counterbalance of the concertina section.

The locking mechanism on this Sunflex bifold door has failed and will need replacing. Because it has failed in the lock position from the end door (bolts at top and bottom in full open position), it is still allowing The door to be slid open and closed even though the lead locking door is not opening outwards. This is obviously a security issue for the house owners.
3 Leaf Bifold door was stuck in the open position and the owner could not close the main traffic door (master door) without lifting the door and forcing it over the track.
The door would not line properly in the frame. Accordingly the locks and their accompanying bolts were not meeting with their corresponding lock keeps.
